Nvidia has signed a ten year lease for about 760,000 sq ft of office space in Bengaluru, in what is described as the largest single tenant office commitment India has seen. The space runs across 12 floors of Memphis South Tower at Bagmane Capital in Mahadevpura, and the lease took effect on 1 April. Over the full term, rent is valued at roughly Rs 1,230 crore.
The chipmaker sits at the centre of the global build out of artificial intelligence computing. In the fiscal year that ended in January 2026, Nvidia posted record revenue of $215.9 billion, up 65 percent on the previous year. Its data centre business alone brought in $193.7 billion, driven by demand for the accelerators that train and run large AI models.
What the centre will do
The lease was taken by NVIDIA Graphics Private Limited, the company’s Indian subsidiary, and is meant to house a large share of its growing AI and engineering teams. India already contributes to chip design and the software that runs on Nvidia hardware, and the new floors are set aside for engineering, research and software work. The company has not published a hiring target for the building. Terms include rent of about Rs 113 per sq ft a month, a 15 percent increase every three years and a security deposit of about Rs 34 crore.
Why Bengaluru
Bengaluru is where Nvidia’s India story began, and the city remains the country’s deepest pool of semiconductor design and systems software talent. Mahadevpura, on the eastern technology corridor near Whitefield, is lined with large business parks that can deliver a dozen floors to one tenant, which few Indian markets can match at this size.
Nvidia’s India footprint
Nvidia opened its first Indian design centre in Bengaluru in 2004 with a team of a little over a hundred people. It has since spread to six cities, including Pune, Hyderabad, Gurugram, Mumbai and New Delhi. Pune is a major research base for GPU, cloud and autonomous vehicle work, and Nvidia renewed a 375,000 sq ft lease there in September 2024. With the new Bengaluru deal, its known office space in India rises past 1.1 million sq ft, more than double what it held before. Outside its own offices, Nvidia supplies GPUs to Indian cloud and infrastructure builders such as Yotta and L&T.
What it signals
A commitment of this size, locked in for a decade, suggests Nvidia sees India as a long term engineering base rather than a support outpost. It also shows how the AI boom is spilling into Indian real estate, with chip and platform companies now competing with banks and retailers for the largest blocks of premium office space in Bengaluru.
