Honeywell Leases 399,000 Sq Ft at RMZ Ecoworld, Bengaluru

Honeywell has taken about 399,000 sq ft of office space at RMZ Ecoworld in Bellandur, Bengaluru, on a seven year lease that began on January 1, 2026. The tenant is Honeywell Technology Solutions Lab Pvt Ltd, the group’s Indian engineering company, and the space runs from the ground to the second floor and from the fourth to the ninth floor. Starting rent is ₹4.39 crore a month, or ₹110 per sq ft, rising 5% every year, which puts the total rent over the term at roughly ₹429 crore.

Honeywell is an American industrial technology group whose businesses have spanned building and industrial automation, aerospace and specialty materials. It has spent the past year breaking itself up. Solstice Advanced Materials was spun off as a separate company, and on June 29, 2026 the aerospace business separated to become Honeywell Aerospace. The remaining company trades as Honeywell Technologies, a focused automation business led by chairman and chief executive Vimal Kapur.

What the centre will do

The space houses Honeywell Technology Solutions, the engineering arm that carries out software, hardware and product engineering for the group’s global businesses. The lease covers 499 car parking spaces and carries a security deposit of ₹26.85 crore. It also gave Honeywell the right to take more room at RMZ Ecoworld Campus 5B, about 55,619 sq ft on the third floor and 80,541 sq ft on the fourth, if it moved on or before June 1, 2026 and the two sides agreed terms.

Why Bengaluru

Bengaluru has long been the biggest of Honeywell’s Indian technology centres. Ecoworld is a 7.7 million sq ft campus spread over 48 acres on the Outer Ring Road, one of the busiest office belts in the country, and its tenant list reads like a directory of capability centres, including Morgan Stanley, State Street, Standard Chartered, Shell and Cadence. Brookfield India REIT agreed in November 2025 to buy the campus for ₹13,125 crore. See our full list of GCCs in Bengaluru.

Honeywell’s India footprint

Honeywell runs technology centres in Bengaluru, Hyderabad, Madurai and Gurugram. In 2022 it had more than 10,000 employees in India, over 5,000 of them engineers, and India was the largest of its three main global technology hubs alongside the Czech Republic and Mexico. Together those three hubs held about a third of the company’s engineering workforce worldwide. The Madurai centre completed 20 years in 2022.

What it signals

Signing a seven year commitment for close to 400,000 sq ft while the parent company was splitting into separate businesses points to how firmly its Indian engineering base is built into the group’s plans. The deal also shows why the Outer Ring Road remains the default address for large engineering centres in Bengaluru: mature campuses, deep talent and neighbours doing similar work.
