UBS Takes Entire Yerwada Tower in Pune

UBS has taken an entire office tower in Yerwada, Pune, in a managed office deal that started in January 2026. The building, Tech Park One on Airport Road, offers about 165,290 sq ft across the ground and seven upper floors and can seat roughly 1,520 people. Total rent over the five year term comes to more than Rs 263 crore.

UBS is the largest Swiss bank and one of the biggest wealth managers in the world. The Zurich group posted invested assets of $7.3 trillion and a net profit of $2.8 billion for the second quarter of 2026, and it expects to finish integrating Credit Suisse, which it took over in 2023, by the end of the year.

What the centre will do

The tower is leased through UBS Business Solutions India, the bank’s Indian services arm, and will add capacity for the technology and operations teams that support UBS businesses around the world. It comes fully furnished and managed by a workspace operator, which let the bank move in quickly without a long fit out. Rent starts at about Rs 240 per sq ft a month and rises 5% each year. UBS paid a deposit of about Rs 23.8 crore, has committed to the space for at least 30 months, and holds the right to put its name on the building.

Why Pune

UBS has worked out of Pune for more than a decade, and the new tower sits in the same Yerwada area where the bank opened its first office in the city in 2015. Staying close to existing teams keeps day to day work simple. The city also offers a deep pool of engineers and finance graduates, along with a long list of banks already running large captives there.

UBS’s India footprint

UBS opened its second Pune office, at EON IT Park in Kharadi, in 2018. By then the bank had crossed 3,000 employees in India, spread across Pune, Airoli in Navi Mumbai and the Bandra Kurla Complex in Mumbai. In early 2026 it added a new capability centre in Hyderabad with plans to hire 3,000 people there over two years, covered in our UBS Hyderabad profile.

What it signals

Taking a whole building in Pune while opening a new hub in Hyderabad shows UBS treating India as a core delivery base as it absorbs Credit Suisse. The managed office model is also worth noting. Large banks increasingly prefer ready space with shorter commitments, which lets them scale fast without tying up capital in fit outs.
