TIAA Global Capabilities has leased 255,713 sq ft at Panchshil Vantage in Wagholi, on the eastern edge of Pune. The ten year lease, signed in September 2026, gives the US retirement group room to bring its Pune delivery and technology teams under one roof. Over the full term, contracted rent comes to about Rs 320 crore.
TIAA has been in the retirement business since 1918 and is one of the best known names in the American market for lifetime income and pension products. Its asset management arm, Nuveen, oversaw about $2.6 trillion in assets at the end of June 2026, which places the group among the larger investment houses in the world.
What the centre will do
The new space will consolidate delivery and technology functions that now sit across separate sites in Pune. Occupancy is split into two phases. About 187,996 sq ft across the fifth to seventh floors comes into use from December 2026, and the remaining 67,717 sq ft on the eighth floor follows in June 2027. Rent starts at Rs 92 per sq ft a month, or roughly Rs 2.35 crore, with a 15% increase every three years and a security deposit of about Rs 14.11 crore. TIAA has not disclosed how many people the campus will hold.
Why Pune
Pune has been home to TIAA’s second India hub for years, and a large, single campus in the city is a natural next step rather than a fresh bet. Wagholi sits close to the Kharadi and Viman Nagar office belt, where many banking and insurance captives already operate, and it offers newer buildings with the large floor plates a consolidated campus needs.
TIAA’s India footprint
TIAA set up its India capability centre in 2016 with a team of three. It grew quickly into a full scale operation delivering technology, operations and shared services to the parent’s businesses, and by 2022 it had more than 2,700 associates. Today the centre employs about 3,500 people across Mumbai and Pune, its only two locations in the country.
What it signals
The deal points to a pattern among mature financial services captives in India. Having proved their value, they are now pulling scattered teams into large campuses and signing long leases that lock in space for the next decade. Pune’s eastern corridor is emerging as a favoured address for that kind of consolidation.
