Morgan Stanley has signed a new five year lease for about 1.6 lakh sq ft at Ecoworld on Bengaluru’s Outer Ring Road, effective January 10, 2026. The space covers the eighth and ninth floors, roughly 79,618 sq ft and 78,914 sq ft respectively, for a total chargeable area of 158,533 sq ft. The tenant is Morgan Stanley Advantage Services Private Limited, the firm’s Indian services company. Base rent is ₹121 per sq ft, or about ₹1.92 crore a month, with a 15% increase every three years and a security deposit of about ₹11.89 crore.
Morgan Stanley is a New York based global investment bank and wealth manager whose clients include corporations, governments, institutions and individuals. It has worked in India since 1993, where its business covers investment banking, capital markets, research, sales and trading, and asset management.
What the centre will do
The lease allows the floors to be used for software, IT enabled services and financial services, which matches the work Morgan Stanley’s Indian centres already do. Those teams handle technology and data, operations, fund services, finance, research and internal audit for business units across regions. The firm’s India Global Centers are led by Anahita Tiwari. The deal also includes 158 car parking spaces at ₹6.3 lakh a month.
Why Bengaluru
Ecoworld is familiar ground. Morgan Stanley opened its Bengaluru centre at RMZ Ecoworld in April 2015, starting with 184,000 sq ft and room for 1,400 people, to complement its older centres in Mumbai. When it announced the move in late 2013, the firm said it had looked at options worldwide for a site that could give it critical mass for global functions. The campus now spans 7.7 million sq ft over 48 acres and hosts many large capability centres, and Brookfield India REIT agreed in November 2025 to buy it for ₹13,125 crore. Morgan Stanley’s India footprint
The firm’s first Indian centres opened in Mumbai in 2003 and grew across two sites there before Bengaluru was added. Today Morgan Stanley employs more than 10,000 people in India across its Mumbai and Bengaluru offices. In 2024 the same Indian entity leased about 10.01 lakh sq ft across 16 floors of Oberoi Commerze III in Goregaon East, Mumbai, for more than nine years, one of the larger office commitments by a bank in the country.
What it signals
The new floors are modest next to the Mumbai lease, but they show the firm continuing to build in both of its Indian cities rather than concentrating in one. For Bengaluru, it is another sign that global banks see the Outer Ring Road as a long term base for technology and operations work, not just overflow space.
